FAAC Hinge & Roller Replacement: The League City Owner’s Guide

We stock and install FAAC-compatible hinge and roller replacement parts for residential and light commercial gates across League City, with most installed jobs running between $260 and $480 depending on your gate’s weight, the hinge configuration, and whether the mounting points are still square. Same-day replacement is usually possible when we have your model’s hinge spec on hand, and we carry the common FAAC swing and slide profiles on the truck. The typical call starts with a gate that drags, squeals, or sags a few inches at the latch side, and by the time we get there, the roller has flat-spotted or the hinge pin has wallowed out its bore from years of Gulf Coast humidity working against the steel.

Which FAAC Models This Applies To

FAAC builds hinges and rollers into two broad families: the swing-arm operators (S418, S450H, 400 series, C720, C721) and the slide-gate carriages that carry the leaf along a ground track (740, 750, 844 series). The swing side uses a top and bottom hinge pair per leaf, typically a 24 mm or 30 mm pin diameter depending on gate weight, while the slide side runs on nylon or steel rollers riding an inverted V-track or a flat rail. The compatibility gotcha we see regularly in League City: a 750-series roller will not seat correctly in an 844 track, even though both look close enough to convince a homeowner they’re interchangeable. Measure the roller OD and the track width before you order anything. For OEM versus aftermarket, we’re direct with customers: FAAC-branded hinges are forged and hold their tolerance for years, but a quality US-made aftermarket hinge with a greaseable zerk fitting will often outlast the OEM part in salt air because you can actually service it. We stock both and quote both, so you decide based on your budget and how long you plan to keep the gate.

Signs Your FAAC Hinge & Roller Replacement Is Failing

Signs Your FAAC Hinge & Roller Replacement Is Failing
  • The gate sags at the free end and scrapes the ground or the latch post. The top hinge pin has worn or the hinge leaf has pulled away from the post. Left alone, the bottom hinge takes the extra load and fails next, usually within a season.
  • A grinding or flat-spotting sound when the slide gate moves. The roller has developed a flat side from sitting in the same position, or the bearing is full of rust and road grit. You’ll feel it in the motor, too, because it’s working harder every cycle.
  • The gate leaf rattles in wind or shakes when it stops. Hinge pin clearance has opened up beyond spec. We measure with a dial indicator; anything over 0.030 inch of play on a residential swing gate means replacement time, not adjustment time.
  • The gate jerks or stutters through its travel instead of rolling smooth. One roller has seized and is now sliding instead of rolling, which wears a flat groove in the track. In League City’s heat, a seized bearing can also trip the FAAC control board’s obstruction sensing and leave the gate half-open.
  • Visible rust bleeding from the hinge barrel or roller axle. Coastal humidity accelerates this. Once the pin rusts to the barrel, the hinge turns the mounting bolts instead of the pin, and the post threads strip out.

Replacement Cost & What’s Included

For most FAAC swing gates in League City, a hinge and roller replacement runs between $260 and $480 installed per leaf. A straight roller swap on a slide gate is at the lower end, typically $120 to $220 for the roller set and labor. The range depends on three things: gate weight (heavier leaf, larger pin diameter, higher part cost), whether the mounting post threads are still sound or need to be drilled and sleeved, and whether we’re doing one hinge or the full pair. Every price is written and handed to you before we pick up a tool, under Clause 1 of The Haven Standard. The written price includes the parts, the labor to remove the old hardware, any shimming or bushing work to bring the leaf back to level, and a photo record of what we found and what we installed. The 365-Day Done Right Promise covers the whole job, so if that hinge develops play inside a year, we make it right at no charge.

If you want to know what’s actually wrong before anyone touches the gate, there are a few safe checks: look for visible rust bleed at the hinge barrel, push the leaf side to side and watch whether the play is in the hinge or the post, and feel the roller surface for flat spots when the gate is retracted. What you should not do is unbolt a loaded hinge from a swing gate without supporting the leaf and relieving the tension properly. A 300-pound gate leaf that drops when the last hinge bolt comes out will take fingers, pinch points, and gate pickets with it. If the post threads are stripped or the hinge has seized to the pin, that’s a torch and drill-press job, not a Saturday morning with a socket set.
