Sagging Driveway Gate, South Shore Harbour

League City driveway gate rebuild: the top hinge had pulled 3/4 inch out of the post, dropping the latch side onto the concrete. We welded a hinge reinforcement plate, re-hung the leaf, and reset the post with new concrete. Gate clears the drive by a consistent margin now.

The homeowner noticed the gate dragging a few weeks before it stopped closing at all. We found the top hinge plate had sheared two bolts and the post had rotated about 4 degrees from years of wind loading off the bay. New weld-on hinge tabs, a cold-galvanized post sleeve, and a re-poured footing. The gate swings level and the latch seats first try.

Gate Motor Replacement, Magnolia Creek

LiftMaster swing operator swap: the original motor had a burned control board and a stripped limit screw. We installed a new LiftMaster operator, set travel limits, and left the photo record of every adjustment.

The gate would open halfway and reverse. Board replacement was possible, but the limit mechanism was also stripped, and the homeowner wanted a motor that would last another decade. We quoted a new LiftMaster in writing before any work, swapped it in an afternoon, and photographed the limit positions before and after adjustment. Under Clause 4, every adjustment has a documented photo record.

Bent Gate Leaf and Broken Wheel, Tuscan Lakes

Slide gate straightening: a truck clipped the leading edge, bowing the leaf and snapping the guide wheel. We straightened the frame, replaced the wheel with a sealed bearing unit, and realigned the track.

Slide gates take abuse, especially in neighborhoods with tight alleys. The leaf had an 8-inch bow at the leading edge and the guide wheel had disintegrated, letting the gate ride the rail at an angle. We pulled the leaf, cold-straightened the frame in sections, and welded in gussets at the two worst stress points. New wheel, new guide posts, and the gate rolls without the grinding noise it had developed.

Access Control Upgrade, Hidden Lakes Estates

Keypad and entry upgrade: the old keypad had been mounted with exposed wiring and the keypad face was cracked. We installed a new keypad, ran wiring through a sealed chase, and set new entry codes.

The existing keypad still worked, but the wiring was exposed to sun and rain, and the faceplate was cracked in two places. We pulled the old unit, installed a new keypad with a stainless backplate, and sealed the wiring in flex conduit. The homeowner walked through setting guest codes the same afternoon and has a photo log of the finished install.

Wood Gate Frame Rot, Bay Colony

Wood gate rebuild: the bottom rail was soft enough to crumble under hand pressure. We replaced the rail, three pickets, and both hinge plates, then adjusted the latch so it catches cleanly.

Humidity near the water gives wood gates a rough life. The bottom rail had rotted at the hinge connection, which is the most common failure we see in Bay Colony. We cut out the rot, installed a pressure-treated rail, and through-bolted new hinges instead of relying on lag screws. The gate closes square and the pickets no longer rattle.

Welded Repair on Ornamental Iron Gate, League City Parkway

Ornamental iron repair: the lower stile had cracked completely through at the hinge mount. We welded the stile, added a reinforcement plate on the back side, and touched up the finish.

The crack was hidden behind the hinge plate, so the gate looked fine until it started dropping. We ground out the crack, welded it solid, and added a thin plate behind the hinge so the load isn’t on a single weld line. The finish was color-matched so the repair disappears from three feet away. Most ornamental iron failures in League City start at a hinge or a latch; everything else is cosmetic.
