If your gate was installed in a League City subdivision and the operator is a BFT Deimos, you are almost always dealing with the standard 60mm hinge plate and a 50mm guide roller. Larger custom gates on acreage out toward Dickinson or Santa Fe often run the heavier Sub-series hinge with a 70mm roller bracket.

Here is the gotcha we run into weekly: BFT changed the roller bracket bolt spacing between older Deimos production and the current version. The roller wheels themselves are interchangeable, but the bracket that holds the wheel is not always a bolt-for-bolt match. If you measure the center-to-center distance between the two bracket bolts and it is 78mm, you have the older style. If it is 62mm, you have the current style. We stock both, because guessing wrong means a callback and an angry owner. As for OEM versus aftermarket: BFT-branded hardware is perfectly good, but for hinges specifically we often install aftermarket stainless or heavily galvanized equivalents that hold up better in coastal humidity. The aftermarket comes from the same metal suppliers who make the OEM parts, just without the BFT stamp on the box.   • Gate scrapes the driveway or drags on the track at one end. This is almost always a worn roller wheel that has lost its nylon or rubber outer ring, or a hinge pin that is bending under load. The gate leaf sits slightly lower than it did when it was hung, and that quarter inch of sag is all it takes to scrape.
  • You hear a squeal or metal-on-metal grind during travel. The roller wheel’s bearing is dry or the wheel itself has flat-spotted. When a BFT roller wheel flat-spots it stops rolling and starts sliding, and the sound is unmistakable.
  • Gate wiggles side to side while moving. This is a hinge pin that has worn the pin hole oblong. The leaf is loose at the pivot, and every cycle the hole grows wider. If you push the gate leaf by hand and feel play at the hinge, that play is not going to reverse itself.
  • Gate stops mid-cycle and the motor hums or faults out. A dragging hinge or seized roller creates enough additional resistance to make the BFT control board think the gate hit something. The motor shuts down to protect itself. The failure is rarely the motor, it is the hardware the motor is fighting.
  • Visible rust stain running down from the hinge plate or roller bracket. Surface rust is normal on a five year old gate near Galveston Bay. But a rust streak that is actively growing means the plating has failed and water is reaching the inner races of the roller bearing. That wheel will lock up, it is just a question of which month it happens.

You can safely inspect this part yourself. Walk out to the gate, push the leaf gently by hand, and watch the roller where it meets the track or the ground. If you see cracking in the wheel, play in the hinge, or a rust bleed from the bracket, you have found the problem. What you generally should not do is unbolt the hinge while the gate leaf is still attached. A BFT gate leaf can weigh 300 to 800 pounds depending on the model, and the hinge is what is holding it up.
